LODGING UPDATE

The holiday vacation period (12/26/24 – 1/4/25) is pacing ahead of last season, with total occupancy up by 1% at 69%, paid occupancy 2% higher, a 7% increase in Average Daily Rate (ADR), resulting in a 10% increase in Revenue per Available Room (RevPAR). Occupancy peaks between December 28 – 31 at 78%, and then tapers off during the first week of January to a 52% average. 
 
Q1 of 2025 is pacing slightly behind 2024, with total occupancy currently 3% lower due to a slower January, which is tracking 9% behind last season. February is flat, now at 54% occupancy, and March is pacing 1% ahead YOY, currently at 43%. ADR during Q1 is up 8%, resulting in a 2% increase in RevPAR pace. 
 

AIR UPDATE
 
With solid late fill, holiday numbers have pulled close to even with last year overall, but with a two instead of three week pattern due to Christmas and NY falling on Wednesdays. This week is running about even and the following week is 13% ahead (see weekly graph below). In addition to the two week pattern, those two weeks now look to be backloading some into the NY week. The seasonal flights ramped up last week, including the first Breeze arrival last Thursday!
