LODGING UPDATE

Over the next two weeks, occupancies are trending up, while average daily rates (ADRs) are significantly lower compared to the same period in 2022. Total destination occupancy is 20% ahead YOY at 55%, and paid occupancy has increased by 28% at 49%. ADR has dropped by 25%, currently at $339 compared to $452 in 2022. The largest growth occurs from September 28 – 30, where average total occupancy is 79%, 63% higher than the same timeframe in 2022. During the two-week period, Telluride occupancy is 8% lower than 2022 and Mountain Village occupancy has increased by 40%. 
 
Winter continues to look strong, with total destination occupancy pacing 24% ahead of last ski season. December is pacing flat, and all other winter months are ahead, with March showing the most growth, 40% higher YOY. The March uptick is most likely due to Easter and Semana Santa falling on the last week of the month. Telluride total occupancy pace is 3% lower YOY, and Mountain Village total occupancy pace has increased by 39%. AIR UPDATE

Following a spike in bookings mid-summer with the heat in core markets, the pace has slowed this fall. Overall summer bookings are up 8-10%, with September down 2% and October pacing flat to date.Shoulder season flights include 2-3x daily MTJ-DEN on United, 1x daily MTJ-DEN on Southwest, and 1x daily MTJ-DFW on American. At TEX, Denver Air will continue to fly DEN daily and PHX on Thu and Sun, with both United and American connectivity.
